General information only
This site organizes public U.S. mortgage and interest-rate information to make the data easier to understand. It does not provide mortgage, financial, investment, legal, tax, real-estate, or rate-lock advice. Using the site does not create a lender-client, broker-client, attorney-client, fiduciary, or other professional relationship.
Not a bank quote or offer
Rates shown are national market indexes, averages of completed rate locks, official weekly averages, or market context. They are not live lender rate sheets, commitments, approvals, solicitations, or offers to lend. Your quote may differ based on credit, down payment, loan amount, property, location, points, fees, lock period, and lender pricing.
Public data is not real-time
The site displays the latest observation currently published by each source, not a live intraday bank quote. Each value keeps its observation date and status. A site check time only says when this site checked the source; it does not mean the observation was created at that moment. Weekends, holidays, publication delays, and source outages can leave an earlier date in place.
Data may be revised, delayed, or incomplete
The site checks formats, dates, ranges, duplicate observations, and missing values, but original publishers may revise, pause, or withdraw data. Transmission, caching, software, display, or editorial errors may also occur. If records conflict, the original publisher's official record and your lender's written documents control.
Calculators are estimates
Payment and refinance calculators use the inputs and assumptions shown on the page. Results may omit daily interest, escrow changes, taxes, insurance, PMI, HOA, closing costs, prepayment terms, and lender-specific rules. They do not replace a Loan Estimate, Closing Disclosure, or other official document.
No warranties
To the fullest extent permitted by law, the site and all content are provided “as is” and “as available,” without express or implied warranties of accuracy, completeness, timeliness, continuous availability, error-free operation, merchantability, fitness for a particular purpose, or non-infringement. The site is maintained in good faith, but uninterrupted access to the site, sources, or third-party services cannot be guaranteed.
